Truly Tasmanian homes

We believe a home should be measured by how well it works day to day, year to year. Not just how it looks. That’s why we don’t do corporate jargon, over-promised timelines, or cookie-cutter layouts that don’t fit our local climate.

As Tasmania’s largest locally owned builder, we build homes with more thought built right into them – smarter storage, better flow, and plenty of natural light. Just honest, well-considered living spaces tailored to the way Tasmanians actually live.

These independent tools are here to give you total clarity from day one, helping you understand your financial options, look up local planning guidelines, and make highly informed decisions alongside our team. It’s just another way we make sure your journey is straightforward, practical, and entirely free of surprises.

Our most frequently asked questions

Where are your offices located and what are your hours?

Hobart Office & Selection Showroom: Showgrounds Pavilion, corner of Brooker Highway and Elwick Road, Glenorchy. Open Monday to Friday, 8:30am to 5:00pm.

Launceston Office & Selection Showroom: 132 York Street, Launceston. Open Monday to Friday, 9:00am to 5:00pm.

What is the difference between Creative Homes and Modulus by Creative Homes?

Traditional Build (Creative Homes): Built from the ground up directly on your land using standard site construction (e.g., slab and brick veneer framing).

Modular Build (Modulus by Creative Homes): Constructed in precision sections within a controlled factory environment, then transported to your site for installation and final finishing.

Can I modify or customise the floor plans for both building styles?

Yes. You are never locked into a rigid box. Layouts for both traditional designs (over 75 options) and the modular range can be modified, mirrored, or tailored by the in-house design team to suit your needs, orientation, and block conditions.

Do I need to pay a deposit, and when are other payments due?

Initial Payment: $3,000 for a soil and contour survey once you choose a design and land.

Deposit Balance: A payment representing 5% of the total contract price is paid after signing the contract.

Progress & Final Payments: Payments are made in stages as construction progresses (e.g., slab down, frame, lock-up, practical completion), with the final balance due upon handover.

How long does it take to build a new home?

Pre-Construction Phase: Takes 3 to 4 months (includes design, approvals, and finance).

Actual Construction Phase: Takes 5 to 8 months, depending on the size, customisation, and site conditions.
