Choosing Your Build Style

What is the difference between Creative Homes and Modulus by Creative Homes?

At Creative Homes, we proudly offer two high-quality building methods depending on your land, lifestyle, and timeline:

  • Traditional Build: Built from the ground up directly on your block of land using standard site construction (such as slab and brick veneer framing).
  • Modular Build: Modulus by Creative Homes, is our modular home division. These homes are constructed in precision sections within a controlled factory environment, then transported to your site for installation and final finishing.
Are modular homes built to the same quality standard as traditional homes?

Absolutely. Every home we build—whether traditional or modular—complies fully with the National Construction Code (NCC) and must pass the exact same rigorous structural engineering, council approvals, and independent building inspections. Because modular homes are designed to be safely transported, they are actually engineered with incredibly robust structural framing, making them every bit as durable, permanent, and secure as a traditional build.

Can I modify or customise the floor plans for both building styles?

Yes! Regardless of whether you choose a traditional site build or a modular design, you are never locked into a rigid box. We have over 75 traditional home designs and a curated range of modern modular floor plans. All of our layouts are flexible and can be modified, mirrored, or tailored by our in-house design team to perfectly suit your specific needs, orientation, and block conditions.

What are the standard inclusions, and can I upgrade them?

Standard inclusions are the high-quality fixtures, finishes, and appliances already covered in the base price of your home (for both traditional and modular designs). While these items provide a beautiful, ready-to-move-in foundation, they can all be upgraded or customised to better suit your style. You will lock in all of your personal choices during your dedicated colour and inclusions appointment.

What does a 7-star energy rating mean?

All of our traditional and modular builds are engineered to meet the current 7-star energy efficiency standards required by the National Construction Code. Features like double-glazed windows come standard to keep your home comfortable year-round. If you make custom structural changes to a plan, our team will guide you through any necessary insulation or design adjustments to ensure your 7-star rating is securely maintained.

Do you build “smart homes”?

Yes! Both our traditional and modular homes feature robust standard wiring, but you have the option to upgrade either style with advanced smart home capabilities. This includes pre-wiring for integrated multi-room audio, future home theatre systems, and smart automation options. These details are seamlessly planned out during your colour selections phase.

What is brick veneer?

Brick veneer is the standard construction method used for our traditional site-built homes. It consists of a structural timber frame lined with internal plasterboard walls, wrapped in an outer layer (or “veneer”) of brickwork. (Note: Our modular homes utilise specialised lightweight, high-performance cladding systems engineered specifically for transport and superior thermal efficiency).

Finance, Deposits & Legalities

Do I need to pay a deposit, and when are other payments due?

Once you’ve chosen your design and land, an initial payment of $3,000 is required for a soil and contour survey. After agreeing to the contract price and signing, a balance of deposit is paid, representing 5% of the total contract price. Progress payments are typically made in stages as construction progresses (e.g., slab down, frame, lock-up, and practical completion). The final balance is due upon handover.

Does Creative Homes apply for the First Home Owner Grant?

While we do not apply for the First Home Owner Grant on your behalf, the process is very straightforward. Your bank or mortgage broker will typically handle and submit this application for you alongside your finance approval.

What is a conveyancer?

Your property is likely the most significant investment you will ever make, so it is vital to have an expert managing the legal transfer. A conveyancer or legal practitioner is a licensed professional who specialises in property law. They assist with buying, selling, transferring, refinancing, subdividing, and navigating all legal matters related to your property transaction. For your peace of mind, all conveyancers must be licensed and hold professional indemnity insurance.

Pre-Construction, Land Surveys & Council Approvals

What is a soil test and contour survey?

Creative Homes will conduct a soil test and contour survey to assess your site’s ground conditions and design the appropriate foundations for your home. The contour survey is a scaled drawing of your land that illustrates the slope, service connection points, easements, and any existing features.

What is an easement?

An easement is a designated section of land registered on your property title that grants another party (such as the local council or a utility provider) the right to use it for a specific purpose—such as accessing sewer or stormwater pipes. Permanent structures cannot be built over an easement, and its presence on your property (or even a neighbouring property) may influence the final engineering and design of your home’s slab.

Does Creative Homes handle the council application and approval process?

Yes, our specialist team will handle all necessary approvals and permits—including planning approvals, engineering plans, building surveyor certificates, and full building and plumbing permits—to seamlessly prepare your project for the construction phase.

Why can’t construction of my new home begin as soon as I sign my building contract?

The pre-construction phase typically involves securing essential approvals, such as finance—which can take up to 30 days—and town planning or council permits, which can take several months. We are completely committed to getting you into your new home as quickly as possible and will work diligently behind the scenes to minimise this waiting period. On-Site Construction & Timeline

What are the main stages of building a house?

The main milestones include the initial consultation, home design selection, obtaining approvals and permits, your colour and inclusions appointment, contract signing, active construction, and finally, the exciting handover of keys to your new home!

How long does it take to build a new home?

The pre-construction phase—which includes design, approvals, and finance—typically takes 3 to 4 months. Actual construction can range from 5 to 8 months, depending on the size, customisation, and site conditions.

Can I visit my block?

Throughout the build, we are more than happy to coordinate site visits at key milestones: Frame, Lock-Up, Fix-Out, and Pre-Handover. Your Site Supervisor will invite you to the property at each of these stages.

Please note that as an active construction site, no one other than authorised trades and personnel is permitted on-site without a supervisor present. This strict policy complies with our insurance directives and current WHS legislation to ensure your personal safety at all times.

Who are my key contacts?

To make sure you always have an expert guiding you, your primary contact will transition smoothly depending on the phase of your build:

Pre-Construction Phase

  • Sales Team: Your primary contact throughout the pre-site phase, helping you find the right home for your lifestyle and budget. They’ll guide you through the preliminary (tender) and formal building contract appointments.
  • Colour Selections Consultant: During your selection appointment, our consultant will assist you in choosing interior and exterior colours, fixtures, light fittings, power points, and multimedia options, ensuring your new home achieves your desired aesthetic.

On-Site Construction Phase

  • Construction Manager: They will oversee the entire build’s progress and answer any questions you may have during construction.
  • Site Supervisor: They will be available to address your questions throughout the building process and meet you onsite at various stage inspections.
